I work in a beautiful part of the country. Because I live here, and my children live here, I’m always looking for a way to develop the area responsibility. Every community needs growth, but it’s important to work with people in a sustainable way.

Anyway, I’ve been running my own business for a few years now. It hasn’t always been easy, but I’ve had some really great projects and built a good reputation. So, now I really want to concentrate on growing my portfolio a bit.

When I found out about a new development, it looked like an exciting proposition. As always, I double-check everything to make sure it’s profitable. This used to take hours, which I don’t have, so now I use Promap.

I spent some time on the OS MasterMap and aerial layers because I find that’s the best way to get an overall feel for the development before you get down to the specifics.

I’ve got a pretty detailed workflow and try and identify ownership first. That was done in a few clicks and was fine. But my search also highlighted, in the local plan, that the area was in a designated area of countryside. That was the first red flag.

Next, I went through Promap’s Premium Layers to chase down any issues and check if this was a viable project. In this case, it was clear very quickly that the local planning authority was rejecting planning applications hand over fist.

It was time to move on. It took about 10 minutes for me to check all the most vital pieces of information and make a decision. I used to spend hours hunting down the information I now get in a few clicks. I was also never sure whether the data I was sourcing was accurate or up to date. Now I’m confident enough to go all out for a bid or walk away.
